Should I choose a Fixed or Floating interest rate?
Floating rates are tied to the RBI's repo rate and fluctuate over time. Fixed rates remain constant but are usually 1-2% higher than floating rates. Most home buyers in India opt for floating rates as RBI guidelines mandate zero pre-payment penalties on floating rate home loans for individuals.
What does Loan-to-Value (LTV) mean?
LTV is the percentage of the property's cost that the bank will finance. Generally, banks finance up to 90% for loans under ₹30 Lakhs, 80% for loans between ₹30 Lakhs to ₹75 Lakhs, and 75% for loans above ₹75 Lakhs. The remaining amount (down payment) must be paid by you.
How does a Balance Transfer work?
If you have an existing home loan running at a high interest rate, you can transfer the outstanding balance to a new bank offering a lower rate. This can significantly reduce your EMI or shorten your loan tenure, saving you lakhs in interest.
Can adding a co-applicant increase my loan amount?
Yes. Adding an earning family member (like a spouse or parent) as a co-applicant pools your incomes together, which lowers your Debt-to-Income ratio and significantly increases your eligible loan amount. It also allows both applicants to claim income tax deductions separately.
